The Holnest Estate, comprising some 2,814 acres, is situated between Sherborne and Dorchester, in the well-known district of the vale of Blackmore, where the Land is famous for its Dairy Farming. Long Burton and Folke, at the Northern extremities of the Estate, are only about 3 miles distant from the famous old Market Town of Sherborne, with its important station on the London and South-Western railway, from whence the Property is bisected in a Southerly direction for about 3 ½ miles by the main Sherborne-Dorchester Road. Twenty-seven of the Lots abut on this important thoroughfare.
Holnest Park, Lot 29, with 350 Acres, forms a very desirable Residential and Miniature Sporting Estate. The attractive Mansion of convenient and moderate size is well placed on high ground in the centre of a finely timbered Park, and is well equipped with all necessary Stabling, Garages, Farm Buildings, and a Gardener’s House, Kennels, Entrance Lodge, etc.
The Timber, which is fully described in the Particulars, is well grown, of considerable value, and will be included in the Sale.
The Sixteen Dairy Farms vary in size from 40 to 300 Acres, and for the most part are occupied by Tenants of old standing, who hold at very low rentals, which do not in any way represent the actual value. There are several capital Small Holdings, Cottages and Accommodation lands on this Estate.

Tenancies

The Property is sold subject to the existing tenancies and to the rights of the Tenants under the Agricultural Holdings Acts or any other Statutes. The Agreements (if any) or copies of them may be inspected in the offices of the Auctioneers, and all Purchasers shall be deemed to have full notice of the contents thereof; as to the lands in hand, possession of the same will be given on Completion of the Purchase. Notices to quit will be given at the request of the Purchaser.
